FAQ: Do I Need a Permit for My Home Remodel?
    Share Article

The word "permit" often causes homeowners to groan, anticipating bureaucracy and fees. However, permits are a crucial part of the remodeling process designed to protect you, your family, and your investment.

Cosmetic vs. Structural: Where is the Line?

As a general rule, purely cosmetic changes do not require a permit. You are free to paint, install new flooring, replace existing countertops, or swap out a light fixture without notifying the city.

However, if your project involves any of the following, a permit is almost certainly required by local law:

    • Moving walls: Removing or building new walls (especially load-bearing ones).
    • Plumbing changes: Altering or expanding the plumbing system (e.g., moving a sink or adding a shower).
    • Electrical work: Running new electrical circuits or upgrading the electrical panel.
    • Exterior changes: Adding new windows or changing the exterior envelope of the home.
"Permits aren't just red tape; they are a third-party guarantee that the work hidden behind your walls is safe and up to code."

Why Skipping Permits is a Terrible Idea

Some unscrupulous contractors might suggest skipping the permit process to save time or money. This is a massive red flag. Doing unpermitted work can lead to severe consequences:

Safety Hazards: Uninspected electrical or structural work can lead to fires or collapses.

Fines: If the city finds out, they can issue hefty fines and force you to tear out the completed work so they can inspect it.

Resale Issues: When you go to sell your home, buyers' inspectors will look for unpermitted additions. You may be forced to retroactively permit the work (which is incredibly difficult) or lower your asking price significantly.

    Who Actually Handles the Permits?

The good news? You shouldn't have to deal with the permit office at all. A professional, licensed remodeling contractor will handle the entire permitting process on your behalf. They will draft the plans, submit them to the city, pay the fees (which are included in your project cost), and schedule all the necessary inspections during the build.
